Costa Blanca isn't one place – it's a stretch of coastline running 200 km through the province of Alicante, from Denia in the north down to the Pilar de la Horadada in the south. The northern and southern ends are more different from each other than most people realise. This guide breaks down each zone so you can decide where to start looking.

The north is greener, hillier and slightly cooler than the south. Rocky headlands, pine forests, small coves. This is where the established international community lives – people who've been coming here for 20 years and never left. Property prices are higher per square metre, but the setting justifies it.
Denia has the best food scene on the coast – Michelin-starred restaurants sit next to family-run tapas bars. Jávea's old town retains its fishing village character despite the international community. Calpe's Peñón de Ifach is a 332m limestone rock that dominates the skyline. Benidorm gets a bad reputation but its Levante beach is genuinely impressive, and the new-build quality there is among the best in the region.
If you want a place that feels established, where you can walk to a decent restaurant in the evening and hear three languages on the way – the north is your area.

The central coast is the sweet spot for many buyers. Close enough to Alicante airport (30–50 minutes) but with more space and lower prices than the north. Altea's white-washed old town climbing the hillside is one of the most photographed spots on the coast.
Altea is the cultural heart – art galleries, a church with the iconic blue-domed roof visible from miles around. Villajoyosa is famous for its chocolate factories and painted fishermen's houses. Finestrat sits inland with mountain views and is where the most competitive new-build developments are. The beaches here are less crowded than both the north and south.
This zone suits people who want proximity to an international airport without the Benidorm crowd. The new-build pipeline is strong – developers like TM Group and Taylor Wimpey have multiple projects underway here.

The south is the warmest part of the coast – salt lakes around Torrevieja create a microclimate that keeps winter temperatures surprisingly mild. This is where most of the new-build development is happening, and where you get the most for your money.
Torrevieja's salt lakes are the region's best-kept secret – they create a microclimate with some of the lowest humidity and highest sunshine hours in Europe. Orihuela Costa has become the main new-build corridor, with large developments from builders like Grupo Quesada, TM Group and Amay Properties.
This is where the strongest price-to-quality ratio sits. New-build apartments with communal pools from €140K, detached villas with private pools from €280K. If budget matters and you want the most modern home for your money, start in the south.
